Miami-Dade County Property Appraiser Releases 2019 Estimated Taxable Values
The Miami-Dade County Property Appraiser, The Honorable Pedro Garcia and his office have released the June 1st estimated values for the 2019 tax year. These high level figures have been released with the intention to provide the individual taxing authorities guidance in their budget preparations and continue to be estimates until the official certified values are released on July 1, 2019.
Overall, the increase in value year-over-year is consistent with the 2018 tax year June 1st estimates. The important distinction though, is where these increases are occurring. The largest increase for 2019 is in Opa-Locka where Amazon has recently opened their MIA1 Fulfillment Center. Without new construction, Opa-Locka saw an 8.3% increase year-over-year, however, when the new construction is factored in, this increase soars to over 29.8%. Other areas that have seen large growth are North Miami Beach with 15.8%; consistent with last year’s 15.1% and the City of Miami with 9.9% growth, up from 7.0% in 2018. Much like the situation in Opa-Locka, the bulk of these increases were in the new construction. In the City of Miami, new construction makes up a 6% increase and 10.8% in North Miami-Beach.
While it’s one thing to look at the increases on a percentage basis, it is important to also look at the overall impact of these value increases as a dollar figure. In Miami-Dade County as a whole, the 2019 taxable values are estimated to have increased over $17.125 Billion with new construction making up $7.213 Billion.
