Lee County 2019 Estimated Taxable Values Rise 4%

The 2019 Estimated Taxable Values have been released by the Lee County Property Appraiser, The Honorable Ken Wilkinson and the trend continues upward. As an aggregate, the Fair Market Values have increased 4.26% year-over year while the taxable values have increased 5.26%. These increases represent a slight slowdown in growth over the previous year. The fair market value of all real property in Lee County now approaches $115 Billion while taxable values are just over $82 Billion. These values were released to the taxing authorities to assist them in budget preparations. The official fair market and taxable values will be send to Tallahassee for Department of Revenue approval on July 1st.

According to a recent article by the News-Press, “All these numbers reflect is what the market tells us value was on Jan.1 this year using the prior 12 months market activity,” Wilkinson said. “It was during  last summer that we had the algae situation — Fort Myers Beach, Sanibel, and even the Cape had a lot of that.” Cape Coral lead the way with an increase of 6.48%, followed by Fort Myers with 6.1%, Bonita Springs with 6%, and Sanibel with 5.36%.

The amount you will pay in property taxes for 2019 is directly based on the County’s opinion of Market and Assessed Value for your property. With property values on the rise for most property types, it is important for a qualified property tax professional to review and analyze your properties to ensure that your values are fair and equitable. If you feel the value of your property is too high or just wish to have an independent review, then we encourage you to call us at  (954) 282-2005 or email Brian at b.depotter@first-pointe.com or Nick at n.mau@first-pointe.com.
