We kick off each appeal year by planning the appeal process with you and your team. We will confirm the assets to be reviewed, establish a timeline of important events, discuss the changes in Florida’s Statutes, and submission requirements to both FirstPointe Advisors, LLC and the local jurisdictions.

Data Collection

We will provide a comprehensive information request that encompasses all the pertinent data required for our thorough review of your assets. Our goal is to relieve the burden on you and your team by gathering as much data up front as possible. This data will be used to analyze your assets and assist in identifying appeal opportunities.

Physical Inspection and Analysis

Once data has been obtained, we will apply our valuation expertise and local market knowledge to analyze each asset. Valuation of Commercial properties is complex and requires a thorough understanding and application of the Income, Comparable Sales and Cost approaches to value in addition to the nuances of each local market.

Where necessary and possible, we will perform a physical inspection of the asset to verify the accuracy of records obtained from the local jurisdiction and to meet with your local representatives to discuss the daily operations and management of the asset.

Planning

Following our review and analysis of your assets, we will discuss our findings and appeal recommendations with you. At this stage, we will chart the course for appeals where required and review next steps. Depending on the scope of your engagement, we will discuss target values and potential tax savings.

Informal/Formal Appeals

Informal/Formal Appeals

Prior to filing a formal appeal, we will initiate dialogue with the local property appraiser to proactively resolve any potential tax savings opportunity. These proactive discussions are not always effective and a formal appeal is often required. In such cases, we will ensure that an appeal is filed timely with the Value Adjustment Board (VAB).

We will track and manage the appeal throughout the process and continually work with the property appraiser towards an informal settlement. Throughout the appeal process we will keep you informed on the progress with updates and status reports. We believe that the best client is an informed client.

Appeal Completion

Appeal Completion

Once the appeal has been completed, we will convey the results to you and determine if any additional levels of appeal are necessary. We will provide a final status report and request feedback from you and your team as to the quality of our service and areas of improvement
