Tax Appeal Deadlines in Florida: What You Need to Know, County by County

As summer comes to a close and life starts to ramp up again, the TRIM notice for your property arrives in the mail. If you suspect the valuation to be too high, by the time you’ve started putting together documents for an appeal, the window of opportunity has already been slammed shut.

Florida’s appeal deadlines are short, sharp, and vary by county. In Florida, you will have just 25 days from the notice date to file your petition with the Value Adjustment Board (VAB). Missing this deadline can be a costly mistake!

Common Mistakes to Avoid

  • Waiting for your actual tax bill. The TRIM Notice, not the Tax Bill, is the document that needs to be reviewed and challenged. TRIM Notices are issued in August while Tax Bills are issued in November. By the time you get your Tax Bill, it is too late!
  • Assuming you can “talk it out” with the appraiser
  • Failing to gather evidence in time
  • Not providing valid evidence to the Property Appraiser

County-by-County Variation

Each County posts its TRIM notices on different dates throughout August. This means the appeal deadline in Miami-Dade might be different than in Orange or Hillsborough, making it difficult to keep track of.
